Move home with confidence
Moving house is one of the most
stressful things we ever do.
Buying a house is probably the
costliest financial commitment we will ever make and the whole process
can seem like a lengthy nightmare from start to finish.
But, it doesn't have to be like
that. Buying a property and moving into it can be an enjoyable experience
if you follow a few simple rules.
It's all about being and feeling
in control and being organised - and when you have these three things
- YOU WILL FEEL CONFIDENT!
1. Do your homework -
Decide where you want to live; what
type of property you want to live in; how much you can afford to
pay.
If you are buying property with a
partner, make sure you talk to each other and that you are both
looking for the same things.
Do not go into this unless you have
got a 100% commitment from both of you if you are a couple.
2. Start
your search -
Register with Estate Agents in the
area where you want to live.
Look at advertisements in local newspapers
and magazines. Drive or walk around the area and notice what properties
are for sale.
Go and look at properties that fall
into your categories. Talk, talk, talk to your partner (if you have
one), to the Estate Agent, to the current occupiers, to neighbours,
to local shopkeepers etc., and get a real feel for the pros and
cons of various properties and the local area.
Don't rush to buy the first property
that you see.
You will "just know" when
you have found the right property for you - trust your instincts.
3. Find your
dream home -
When you feel you have found your
ideal property, spend some time imagining yourself living there.
Do you have a family or any pets?
Where will they run and play? Where will you put your computer?
Do you have an extensive CD collection? Where will it go? Do you
like to entertain? Is the kitchen or dining room large enough to
accommodate your guests?
Do this exercise BEFORE you sign anything
or hand over any money.
Go back and visit the property as
many times as you can so you can be sure about what you are buying.
4. Engage
trusted professionals -
Ask around to find the name of a solicitor
that other people would recommend to handle your conveyancing.
Your family may have a solicitor that
they have used for other property purchases.
It's worth developing a good relationship
with your solicitor as they will regard your purchase as "special"
and may be able to expedite matters for you.
They will also point out any legal
or practical issues that your attention needs to be drawn to.
5. Engage
trusted professionals -
Find a reputable removal company and
leave the heavy carrying to them.
It is an additional expense, but it
is well worth it in terms of reducing stress and anxiety on the
day of the move.
6. Keep essentials
to hand -
Make sure you know where you have
packed the kettle, the tea/coffee/sugar/milk, cups and spoons, glasses,
your cheque book and credit card, something to eat and a bottle
of Champagne!
7. Get your
bed up -
Before you get too tired on the day
of the move, make sure you set your bed up as you will want somewhere
comfortable to spend your first night in your dream home.
8. Don't
worry -
Don't worry if you don't get everything
done on the first day.
You are going to live in your dream
home for quite some time, so there will be plenty of time to get
things in place, and you will probably change your mind a hundred
times anyway!
9. Toast
the future -
Open the Champagne, kiss your partner,
and toast your happy future in your new dream home. Cheers!
